Set the standard for unconventional value
Stilwell builds The Benchmark, a quarterly report that reads every invoice a multifamily property pays and prices each line against cheaper verified suppliers. The company exists because operating expense is the one lever that improves a property's return without touching rent, occupancy, or the resident experience, and because almost nobody works it at the level where the money actually moves: the individual invoice line.
What Stilwell is
Stilwell is a company built around one conviction: multifamily properties systematically overpay for the products they buy every week, and nobody checks, because no single purchase is large enough to justify checking. Our product, The Benchmark, is that check. Every quarter it reads every invoice a property paid, prices each line item against cheaper verified suppliers, and reports what the quarter should have cost and where to buy instead.
The thesis: value the playbook never looks for
The traditional multifamily value-add playbook raises rent, renovates units, and compresses staffing. All three touch the resident. Our mission is to set the standard for generating value through unconventional means, and the least conventional place to look is the one hiding in plain sight: the price paid on thousands of small purchases underneath repairs and maintenance. Correcting those prices lifts net operating income without touching rent, occupancy, service, or anything a resident would notice.
Why line items, not averages
Most expense advice compares a property to a peer average and stops. An average cannot tell anyone what to do on Monday. A priced invoice line can: this product, bought at this price, is available today from a named supplier for less. That is why everything we build works at the level of the individual invoice line rather than the category total, and it is the difference between a comparison and a purchase order.
How we hold ourselves accountable
Two rules govern every number we publish. First, a price counts as verified only if it is a real, available price from a real supplier at the time of analysis, linked in the report. Second, the product stands behind a money-back guarantee: if The Benchmark does not discover at least the amount invested in potential annual verified savings for a property, the fee comes back. Terms apply, and the guarantee is assessed per property. The stated averages, $22,546 in annual savings discovered per property on an average size of 200 units and a 4.51x return on the product investment, are our own observed figures across analyzed properties.
Where Stilwell is going
The Benchmark is the first product, not the last. The Benchmark Search, in development, moves the same price verification from the quarterly report into the moment of purchase, built specifically for the niche products multifamily teams buy, such as HVAC and appliance parts. Management team sales and compliance training is in development alongside it. The direction is constant: keep finding value where the traditional playbook does not look.

Isaiah Stilwell founded Stilwell to prove that the fastest way to improve a multifamily property's performance is often the least glamorous one: read the invoices, price every line, and buy better. He writes the analysis published in the resources library, and every figure Stilwell publishes under his name follows the same rule as the product: verified, or absent.
